Property Escrows

Escrow is the process by which a neutral third party mediates a real estate deal, holding money and property “in escrow” until the two sides agree that all the conditions are met for a sale to close. When a buyer and seller initially arrive at a purchase agreement, they select a neutral third party to act as the escrow agent. The escrow agent collects what is known as “earnest money” from the buyer: a deposit that is equal to a small percentage of the sale price. In exchange, the seller takes the property off the market. Until the final exchange is completed, both the buyer’s deposit and the seller’s property are said to be in escrow. We have an uncompromising commitment to dependable escrow settlement services.

Agent Notary

Signing agents are notaries public, who usually have experience and/or training concerning the proper execution of loan documents and are hired by mortgage companies, escrow companies, title companies, and signing services to identify loan documents, obtain the necessary signatures, and in some cases deliver the documents to the borrower. A signing agent is an impartial party to the transaction, and must adhere to the notary laws of their state or jurisdiction. We work with neutral Notary Signing Agents (NSA’s) to facilitate loan closings.

Agent Exchange

A 1031 Exchange allows a property owner to defer the capital gains tax on the sale of real estate as long as the proceeds are used for the purchase of a replacement property. By allowing an investor to use 100% of the untaxed proceeds from a property sale to buy new property, a 1031 Exchange is both an efficient and effective method to preserve capital, readjust a portfolio, and invest in a new property.
